Roof Replacement
Full tear-off down to the deck, rotten sheathing replaced, and a complete new system fitted — underlayment, ice-and-water, flashing, ridge vent and all.
When a roof is past repair, replacing it properly is cheaper than patching it twice.
We strip the old covering back to bare deck so nothing is hidden. Any sheathing that has softened gets cut out and replaced before a single shingle goes down — that is the step most quotes leave out, and the one that decides whether the new roof lasts.
From there it is a complete system: synthetic underlayment across the field, ice-and-water membrane in the valleys and along the eaves, new step and counter flashing at every wall and chimney, and a ridge vent sized to the attic so the whole assembly can breathe.
Most Franklin homes are torn off and dried in the same day. We tarp the landscaping, run a magnet over the drive and lawn twice before we leave, and haul everything away in our own dumpster.
